Shortstack Mississippi - New residential building at 1017 N Revere St.

From WPA: Below is a summary of the January 25th virtual meeting and discussion of our project at 1017 N Revere St. The conversation was engaging, and questions insightful. Also attached is the presentation for your reference.

  • As presented, this project strives to provide high quality, multi-family housing to the neighborhood, with a total of 36 units offered.

  • The development is broken down into two 4-story buildings organized around a central courtyard and accessed via open air balconies and stairs.

  • A partial basement accessed off N Michigan Ave houses shared laundry, bike storage, and trash, along with a variety of utility support spaces. The ground floor consists of nine units, surrounded by a variety of active outdoor spaces, providing both communal and private areas for residents. The remaining three floors are all dwelling units.

  • The project height and program are meeting all zoning/city requirements, with inclusion of affordable housing, and the massing of the project strives to provide transition from the larger scale 6-story development to the east and 2-story residences to the west.

  • The city’s required right of way improvements currently include a new sidewalk along the east frontage of the property on N Michigan, and alley improvements along the west length of the property. Revere Street improvements are in negotiation with the city to allow an improved (paved) 10’ vehicular connection in lieu of the full 50’ wide right of way.

  •  The project proposes a robust landscape and tree planting plan to assure all city standards are met, and additionally includes enhanced building setbacks and landscape screening to further integrate into the site and surroundings.

  • Next steps involve submitting for formal building and site improvement permits.

Works Progress Architecture is working with property owners on a new residential building at 1017 N Revere St. This project must comply with the Neighborhood Contact II Requirements per City of Portland Zoning Code.

The project includes construction of a new 30,000 sf, 4-story residential development, consisting of 36 units. With a goal to increase missing middle housing, a combination of 1-bed, 2-bed and 3-bed dwellings will be provided, as well as a targeted mix of MFI affordability. The development is designed with two buildings organized around a central courtyard and accessed via open air balconies and stairs.
